Golf Course Road

Golf Course Road is Gurgaon's original luxury address. It runs behind the NH-48 corridor, from Sikanderpur down to Sector 55–56, with the DLF phases, Sushant Lok and the golf course arranged along it. Most of what stands here was built and occupied years ago, which is precisely the point: the trees are grown, the schools are established, and the offices, hotels and hospitals are minutes rather than a drive away.

This is not the corridor to buy on if the priority is entry price. It is the corridor to buy on if the priority is certainty — a known address, a settled neighbourhood, and demand that has not depended on a road being finished.

Schematic map. Start and end points are described below.

Geographic extent

Runs from the Sikanderpur junction near MG Road in the north, south-east past the DLF phases and the golf course, to the Sector 55–56 junction, where Golf Course Extension Road begins.

Property types
Luxury apartments and penthouses in large condominiums; independent and builder floors across DLF Phase 1 to 5, Sushant Lok-1 and South City-1; a small amount of plotted and commercial stock.
Connectivity
Rapid Metro stations along the corridor connect to the Yellow Line at Sikanderpur, which runs into Delhi. NH-48 is reached through the DLF phases or MG Road, and Cyber City is a short drive north. Golf Course Extension Road continues the corridor south-east toward SPR and Sohna Road.
Schools
Several of Gurgaon's longest-established schools sit within the DLF phases and the adjoining sectors, most within a short drive of the corridor.
Healthcare
Major private multi-speciality hospitals sit on and immediately beside the corridor, which is one of the reasons older buyers and families return to it.
Retail
High-street retail along the corridor itself, malls at the MG Road end, and neighbourhood markets inside the DLF phases.
Lifestyle
The golf course, hotels, private clubs, high-street retail and a concentration of restaurants. Weekend life here does not require leaving the corridor.

Corridors are shown schematically rather than on a street map. For exact geometry, open the corridor in your preferred maps application.

Why buyers consider it

Why buyers consider Golf Course Road

  • The most established social infrastructure in Gurgaon, already in place rather than promised.
  • Rapid Metro runs along the corridor, and Cyber City and NH-48 are a short drive.
  • Limited new supply — most sites are built out, so scarcity supports resale.
  • A mix of large condominium apartments and independent floors in the DLF phases, which suits very different buyers.
  • The address itself carries weight with tenants, which matters if the property will be let.

Who the area suits

Buyers who want to be settled immediately: families with school-age children, people working in Cyber City or on the corridor itself, and buyers who value a known address over a lower entry price. Also the corridor where long-term owners tend to stay put.

Trade-offs to weigh

  • The highest entry prices in the city, with little room to negotiate on good stock.
  • Buildings are older, so specification and layouts can lag newer projects on the Extension Road.
  • Almost no new launches — most transactions are resale, which means less flexibility on payment.
  • Peak-hour traffic at the Sikanderpur and Sector 42–43 ends.

Nearby destinations

Cyber City and the NH-48 office corridor, the golf course, MG Road retail, the hospitals on and beside the corridor, and IGI Airport via NH-48.

Current development

Largely built out. Current activity is mostly redevelopment of older plots into independent floors, refurbishment of ageing condominiums, and occasional premium launches on the few remaining sites.

Investment considerations

Supply is constrained and demand is steady, so this corridor behaves more like a hold than a trade. Rental demand is genuine because tenants want the address and the commute. Entry prices are the highest in the city, so the question is usually whether a specific building and floor justify the premium — not whether the corridor does.

Questions

Frequently asked questions

Where does Golf Course Road start and end?
It runs from the Sikanderpur junction near MG Road in the north to the Sector 55–56 junction in the south-east, where Golf Course Extension Road takes over. Anything marketed as Golf Course Road beyond that junction is on the Extension Road, which is a different market.
Is Golf Course Road better than Golf Course Extension Road?
They answer different questions. Golf Course Road is built out, established and expensive. Golf Course Extension Road has newer buildings, larger layouts and more under-construction inventory at a lower entry price. If you want to move in and be settled, the former. If you are buying for a horizon of several years, the latter deserves a look.
What kind of property is available on Golf Course Road?
Mainly large condominium apartments and penthouses, plus independent floors across the DLF phases and Sushant Lok-1. New launches are rare because there is very little unbuilt land left.
Can an NRI buy on Golf Course Road without visiting?
The shortlisting, comparison and price discussion can all be done remotely, and we walk properties on video. Registration itself can be handled through a power of attorney, which is a decision to take with your own legal advisor.
