Branded residences
Homes that come with a name attached.
A branded residence is developed with a hospitality or design house whose standards govern the interiors, the service and usually the running of the building afterwards. Gurgaon now has several. They are not automatically better than conventional luxury — they are a different proposition, with a different cost and resale profile.

The proposition
How they differ from conventional luxury
- What you buy
- A specification and service standard that is contracted and maintained, rather than promised at launch and negotiated later by a resident association
- Who runs it
- Usually an operator with defined obligations, which is the real difference from a conventional building
- What it costs
- A premium at purchase and, typically, a higher running cost. Both need to be weighed against the alternative on the same corridor
- Resale
- A narrower buyer pool but a more distinctive product. The branding agreement's duration matters here more than most buyers expect
What to examine before buying
- The nature of the branding agreement, and who holds it
- Its duration, and what happens to the building when it ends
- The operator's specific obligations, in writing
- The maintenance structure and the expected running cost
- How the price per square foot compares with conventional luxury on the same corridor
Individual Gurgaon branded-residence projects are published on this site only once the developer, the location, the branding relationship and the current status have each been verified. Several projects are frequently discussed in this market — including hospitality and fashion-house branded schemes — and their status changes. Rather than repeat unverified claims, we will tell you directly what is currently available, who is behind it and what stage it is at.
