Dwarka Expressway
The Dwarka Expressway is a multi-lane link between Dwarka in Delhi and NH-48 near Kherki Daula, with residential sectors laid out along both sides. It has been the city's most-discussed growth corridor for a decade, and it is now a real road with real occupancy in parts of it.
The important thing to understand is that the corridor is not uniform. Some stretches have delivered, occupied projects with working retail beneath them. Others are still building. Which sector you buy in matters more here than on any other corridor in Gurgaon.

Runs from the NH-48 junction near Kherki Daula in the south-west, north-east through the 99–113 sector band, to the Delhi border at Dwarka.

- High-rise apartments across a broad price range, low-rise independent floors, plotted development, and commercial and retail projects at the junctions.
- Connectivity
- Direct access toward Dwarka and central Delhi at the northern end, and NH-48 at the southern end near Kherki Daula. IGI Airport is reachable without entering the older Gurgaon road network, which is the corridor's main structural advantage.
- Schools
- Schools have opened alongside residential delivery, sector by sector. Check what is actually operating near the specific sector rather than what is announced.
- Healthcare
- Hospitals in the adjoining sectors and along NH-48, with more capacity arriving as occupancy grows.
- Retail
- Mixed-use and high-street retail at the main junctions, with mall-scale development at the Delhi end.
- Lifestyle
- Retail, restaurants and daily conveniences arrive with occupancy here rather than ahead of it, so the experience varies sharply between an occupied sector and an empty one.

Investment considerations
The corridor most closely tied to delivery timelines and to the completion of internal sector roads. Occupied stretches and empty ones trade very differently even when the addresses look similar on paper. Visit — or have someone visit — the exact sector before committing.
