A Gurgaon Property Guide for NRIs

Most overseas buyers arrive at Gurgaon through a list of project names sent by a relative or an advertisement. That is the hardest way to understand the city. Corridors are the useful unit.

Understand the city as corridors

Gurgaon divides into a handful of corridors, each with its own character. Golf Course Road is the established luxury address. Golf Course Extension Road is where most new luxury supply sits. Dwarka Expressway is the growth corridor toward Delhi and the airport. SPR connects the southern sectors. Sohna Road is the older working corridor. New Gurgaon offers space at a lower entry price. Central Gurgaon is the old core, and the home of the independent-floor market.

Once you can place a project on a corridor, most of the confusion disappears.

What you can do from overseas

More than most people expect. Shortlisting by corridor and budget, comparing two or three projects properly, going through floor plans, checking current availability and price, and walking a site or a show apartment on video — all of it works remotely, and most of our overseas clients do exactly this for months before travelling.

What is better done in person

Judging light, noise, the actual finish quality of a delivered building, and the feel of a neighbourhood at seven in the evening. We hold site visits for the week you are in India and cluster them so a short trip is enough.

The parts to take advice on

Registration, powers of attorney, repatriation of funds, tax treatment and anything under FEMA are matters for qualified legal, tax and financial professionals. We coordinate with yours, and will tell you what to ask them — but we are property advisors, not your lawyer or your accountant, and you should be cautious of anyone in this market who blurs that line.

Questions worth asking early

What is the developer's delivery record on their last three completed projects? What is the payment plan, and what happens if possession slips? What is actually built around the project today, rather than in the brochure? What will the maintenance cost be? And, plainly: what would you buy at this budget if it were your own money?

Start with a conversation.

Tell us the budget, the city you're calling from, and roughly what you have in mind. We'll come back with a shortlist and an honest view of it.
