Golf Course Road or Golf Course Extension Road? A Buyer's Comparison

The two roads share a name, meet at a single junction, and are marketed almost interchangeably. They are not interchangeable. If you are comparing a property on one against a property on the other, you are comparing two different propositions.
Where each one runs
Golf Course Road runs from the Sikanderpur junction near MG Road, south-east past the DLF phases and the golf course, to the Sector 55–56 junction. That junction is where it ends. Golf Course Extension Road picks up there and continues south-east through the 60s and 70s sectors to the Southern Peripheral Road. Any listing that claims Golf Course Road for an address beyond Sector 56 is describing the Extension Road.
What you are buying on each
On Golf Course Road you are buying into a corridor that is finished. The buildings are older, the trees are grown, the schools and hospitals have been there for years, and there is very little land left to build on. New launches are rare, so most transactions are resale, and pricing reflects scarcity.
On Golf Course Extension Road you are usually buying something newer and often something still under construction. Layouts tend to be larger for the money, the choice of developers is wider, and there is room to negotiate on payment terms in a way that resale rarely allows.
The honest trade-off
Golf Course Road costs more and delivers certainty. Golf Course Extension Road costs less and asks you to take a view on delivery, on the specific sector, and on how the corridor matures over the next several years.
For a family relocating now with school-age children, the established corridor usually wins on daily practicality. For a buyer with a horizon of five years or more, or one who wants a larger apartment than the same budget buys further north, the Extension Road deserves the serious look.
What actually decides it
In practice the decision is rarely made at corridor level. It is made on a specific building, a specific floor, and a specific price. Two projects a kilometre apart on the Extension Road can behave completely differently depending on the developer and the sector. That is the work: not choosing a road, but choosing the right property on it.
