The connector belt · SPR
Southern Peripheral Road
SPR is the road that ties Gurgaon's southern sectors together — from Vatika Chowk on Sohna Road across to the Golf Course Extension corridor. It was a connector before it was an address, and the widening work along it has changed how the belt trades.
Buyers usually arrive here after comparing Golf Course Extension Road prices and deciding they would rather have more space, a newer building, or both.

Where the corridor runs
Schematic map. Start and end points are described below.
Geographic extent
Runs from Vatika Chowk on Sohna Road in the west, across the southern sectors, to the Golf Course Extension Road corridor near Sector 71–72 in the east.
- Property types
- Apartments, low-rise independent floors, plotted development, and a growing amount of commercial space at the junctions.
- Connectivity
- Links Sohna Road at Vatika Chowk with Golf Course Extension Road at the eastern end, giving access to NH-48 in one direction and the golf-course corridors in the other.
- Schools
- Schools in the adjoining sectors, with several established options a short drive along Sohna Road or Golf Course Extension Road.
- Healthcare
- Hospitals a short drive along Sohna Road and the Golf Course Extension corridor.
- Retail
- Neighbourhood retail within projects, with larger formats at the Sohna Road and Golf Course Extension ends.
- Lifestyle
- Retail and dining develop alongside residential handover; much of the daily life still happens on the corridors SPR joins.

Why buyers consider it
Why buyers consider Southern Peripheral Road
- Genuinely central to the southern half of the city, with access in several directions.
- Entry pricing has historically lagged the corridors SPR connects.
- A wide mix of formats: high-rise, low-rise floors and plotted development on the same belt.
- Road widening and continued infrastructure work along the route.
- Useful for buyers who work along NH-48 but want newer housing stock.
Who the area suits
Buyers comparing Golf Course Extension prices who would rather have more space or a newer building, and buyers who need access in several directions rather than to one corridor.
Trade-offs to weigh
- Still functions primarily as a connector, so the neighbourhood feel is thinner than on established corridors.
- Retail and schools are arriving with delivery rather than already in place.
- The investment case depends on road capacity continuing to improve.
- Projects near the junctions are sometimes marketed under the neighbouring corridor's name.
Nearby destinations
Sohna Road and Vatika Chowk to the west, Golf Course Extension Road to the east, NH-48 via Sohna Road, and the southern sectors in between.
Current development
Active, with both residential handovers and commercial development along the route as the road capacity improves.
Investment considerations
A connector rather than a destination, which is exactly why entry pricing has lagged the corridors at either end. The case rests on road capacity continuing to improve and on the southern sectors filling in.
