The newer luxury corridor · Sectors 58–74

Golf Course Extension Road

Golf Course Extension Road is where most of Gurgaon's new luxury supply has gone. It picks up where Golf Course Road stops and runs south-east through the 60s and 70s sectors, with the Aravalli edge on one side and the newer sectors on the other.

The stock here is younger, the layouts are larger, and a great deal of it is still under construction. Infrastructure has largely caught up with the launches, though not evenly — which is why the sector number matters here more than the corridor name.

Schematic map. Start and end points are described below.

Geographic extent

Begins at the Sector 55–56 junction where Golf Course Road ends, and runs south-east through the 60s and 70s sectors to the Southern Peripheral Road at the Sector 71–72 end.

Property types
Under-construction and recently delivered high-rise apartments, low-rise independent floors, some plotted development, and a growing amount of retail and office space.
Connectivity
Connects Golf Course Road at Sector 55–56 to SPR and Sohna Road at the southern end. NH-48 is reached via Sector 56 or through Sohna Road. The metro extension planned for the wider city is worth tracking on this corridor.
Schools
Established schools sit at the northern end in the 50s sectors, with newer schools opening alongside residential delivery further south.
Healthcare
Hospitals along the corridor and a short drive back toward Golf Course Road and Sohna Road.
Retail
High-street retail and mixed-use developments arriving with each phase of residential delivery.
Lifestyle
Newer retail and restaurant clusters, proximity to the Aravalli ridge, and a quieter feel than the older corridor — for now.

Corridors are shown schematically rather than on a street map. For exact geometry, open the corridor in your preferred maps application.

Why buyers consider it

Why buyers consider Golf Course Extension Road

  • Newer buildings with larger apartment layouts than the equivalent budget buys on Golf Course Road.
  • A wide choice of developers and price points along a single corridor.
  • Direct link to Golf Course Road in one direction and SPR and Sohna Road in the other.
  • Low-rise and independent-floor formats alongside high-rise, which is unusual for a new corridor.
  • Room to negotiate on under-construction inventory in a way that rarely exists on built-out corridors.

Who the area suits

Buyers who want newer, larger stock and have a horizon of several years; families upgrading from the older corridors; and investors comfortable with under-construction risk in exchange for a lower entry point.

Trade-offs to weigh

  • A great deal of inventory is still under construction, so possession dates matter more than the address.
  • Character changes sharply between the northern and southern sectors — the corridor name alone tells you little.
  • Social infrastructure is newer and thinner than on Golf Course Road in the southern stretches.
  • Wide new supply means more competition at resale than on a built-out corridor.

Nearby destinations

Golf Course Road and the golf course to the north, SPR and Sohna Road to the south, the Aravalli edge to the east, and NH-48 via Sector 56.

Current development

The most active luxury construction corridor in the city. Handovers and launches are both ongoing, so two sectors a few minutes apart can feel completely different.

Investment considerations

This is where new luxury supply is concentrated, which cuts both ways: choice is wide, but so is competition at resale. Developer track record and the specific sector matter more here than on any established corridor. Buyers with a horizon of several years have historically been better served here than buyers looking for a quick exit.

Questions

Frequently asked questions

Is Golf Course Extension Road the same as Golf Course Road?
No. They are two different corridors that meet at the Sector 55–56 junction. Listings sometimes blur the two, so always check the sector number rather than the road name in the advertisement.
Which sectors are on Golf Course Extension Road?
Broadly the 58 to 74 sector band, with the corridor running between them. The character changes noticeably as you move south, so treat each sector on its own terms.
Is it a good time to buy under construction here?
It depends on the developer's delivery record and the payment plan more than on the corridor. We go through both before recommending anything with a long possession date.
How does it compare with Dwarka Expressway?
Extension Road is closer to the established city and to the golf-course corridors; Dwarka Expressway is closer to Delhi and the airport. Pricing, layout sizes and delivery timelines differ, so it is worth comparing specific projects rather than corridors.
