SPR vs Golf Course Extension Road

SPR vs Golf Course Extension Road

SPR and Golf Course Extension Road meet near the Sector 71–72 end, which is why projects around that junction get marketed under whichever name sells better that quarter. Further along, the two corridors behave differently.

The relationship between them

Golf Course Extension Road runs from the golf-course spine down to SPR. SPR runs across the southern sectors from Vatika Chowk on Sohna Road to that junction. One is a continuation of a premium corridor; the other is a connector between corridors.

That distinction explains most of the price gap.

Pricing dynamics

Entry pricing on SPR has historically trailed the Extension Road, and buyers arrive here precisely because of it — usually after finding that their budget buys a smaller apartment further north. The question is whether the gap reflects a genuine difference in long-term desirability or simply a difference in maturity.

Our view is that it reflects both, in proportions that vary sector by sector. Road capacity along SPR has improved; the neighbourhood feel has not caught up at the same speed.

What each holds

The Extension Road carries more premium high-rise supply and more established social infrastructure at its northern end. SPR carries a wider mix — high-rise, low-rise floors and plotted development — and more of the city's newer mid-to-premium launches.

Who each suits

If the priority is address and proximity to the established corridor, the Extension Road. If the priority is space, a newer building or a lower entry point, and you are comfortable that daily amenities are still arriving, SPR deserves a serious look.

Either way, the sector matters more than the corridor. Two projects fifteen minutes apart on SPR can be very different purchases.
