Are Gurgaon Property Prices Falling?

We will not quote a city-wide percentage at you, because there is no such thing as a Gurgaon price. There are corridor prices, sector prices and, in practice, building prices — and they do not move together.

Why headline numbers mislead

A single average blends a resale flat in a twenty-year-old condominium with a new launch on a growth corridor. When the launch mix shifts toward premium projects, the average rises without any individual property being worth more. When launches slow, it falls without anything getting cheaper.

The same applies to corridor averages. Two projects in the same sector, one delivered and occupied, one still building, can move in opposite directions in the same year.

What actually signals softening

Time on market. How long comparable resale stock is taking to sell tells you more than any index.

Discounting behaviour. Not headline price cuts, which are rare, but what is being conceded — free parking, waived charges, stretched payment plans, furnishing.

Launch pricing versus resale. When new launches undercut nearby resale on a per-square-foot basis, resale is under pressure.

Rental yields. Rising rents with flat prices is a different market from falling rents with flat prices.

What to do with that

If you are buying to live in, this question matters less than it feels like it does. Over a holding period long enough to justify the transaction costs, corridor selection and building quality have historically mattered more than entry timing.

If you are buying to invest, ask for comparable transactions in the specific building or the adjacent one, from the last three to six months. Not asking prices — transacted prices. That is a real number, and it is the only one worth arguing about.

Where to look

Registered transaction data, developer cost sheets for current launches, and a broker willing to tell you what actually closed rather than what is being asked. We quote from current sheets and live inventory rather than publishing figures on a page, because published prices are stale within weeks — ask, and we will tell you where the market is on your specific requirement.

Start with a conversation.

Tell us the budget, the city you're calling from, and roughly what you have in mind. We'll come back with a shortlist and an honest view of it.
