NRI questions about buying in Gurgaon

Can NRIs buy residential property in Gurgaon?
Non-resident Indians are generally permitted to purchase residential and commercial property in India, with agricultural land, plantation property and farmhouses treated differently. The rules sit under FEMA and are administered by the Reserve Bank of India, and they can change — confirm your own position with a qualified professional before committing funds.
Can an NRI buy property in India without visiting?
In practice, yes. Shortlisting, comparison, pricing and video walkthroughs are handled remotely, and execution can be arranged through a power of attorney granted to someone you trust. The drafting and validity of that power of attorney is a legal matter for your advocate, not for us.
What documents does an NRI usually need?
Typically passport and OCI or PIO documentation where applicable, PAN, overseas address proof and photographs, alongside the transaction documents themselves. Requirements vary by developer, bank and transaction type, so treat this as an indication and confirm the specific list for your purchase.
Can an NRI get a home loan in India?
Indian banks and housing finance companies do lend to NRI buyers, with terms, eligibility and documentation differing by lender and by country of residence. Compare offers directly with lenders; we can point you to the questions worth asking.
How does property registration work?
The sale deed is executed and registered with the sub-registrar having jurisdiction over the property, with stamp duty and registration charges payable at that point. Where the buyer is overseas, this is commonly handled through a registered power of attorney. Your legal advisor should confirm the process for your specific transaction.
How can an NRI shortlist property remotely?
Start with the corridor rather than the project. Once the corridor is settled, the shortlist is usually short enough to compare properly on a single call, supported by floor plans and video walkthroughs. We hold site visits for the week you travel.
What should an NRI verify before buying?
The developer's delivery record on completed projects; the project's RERA registration and approvals; the payment plan and what happens if possession is delayed; the title and encumbrance position, checked by your own lawyer; and what is actually built around the project today rather than in the brochure.
Does Planet Landbase give legal or tax advice?
No. We are an independent property advisory firm. Legal, tax and FEMA questions belong with qualified professionals, and we work alongside yours rather than replacing them.
